Neaum Crag is roughly two and a half miles West of Ambleside, at the entrance to Langdale, set virtually central in the Lake District National Park. Well known as an area of outstanding natural beauty the countryside is very popular with climbers and ramblers. Ordnance Survey grid reference NY342038.
Set in eighteen and a half acres of mature Lakeland woods the estate was developed to provide ‘Alpine’ style chalet lodges, each accommodating two to six people. Each lodge is sited on its own piece of freehold property and is on all the usual services to provide a totally self contained holiday base. The upkeep and maintenance of both the lodge and its grounds, (fences, walls, trees, etc.) are the responsibility of the owner. Advice, and possibly assistance, can be sought from the Estate Manager.
Electricity is supplied to each chalet by Neaum Crag Ltd. metering equipment is supplied by Neaum Crag Ltd and each owner is charged for electricity by the company at standard economy 7 rates.
Foul drainage is provided from each chalet to a private treatment plant owned and maintained by Neaum Crag Ltd. Mains water is provided to each lodge on the same basis by the company. Water rates are not charged to each individual chalet but, as the services are through the company, paid as part of the quarterly maintenance charge. T.V. and F.M. sockets are provided in each lodge, the signal system, again provided by the company. British Telecom cables run to each chalet.
Neaum Crag Ltd. owns, runs and maintains the pool hall which has a family size swimming pool, changing rooms, sauna and separate laundry room. The Estate Manager’s wife runs a small shop at the pool building, open limited hours during the season.
Each property has one share in the company Neaum Crag Ltd. which is run on a ‘non-profit making’ basis to maintain the services outlined above and the roads, street lights, and ‘common’ areas of the grounds. A transfer fee of £150 is levied to new owners. The company is run by the Estate Manager who reports to a Board of Directors, who are appointed at the company AGM usually held in November. The company levies a maintenance charge to each shareholder, at present £269.49 per quarter (this includes VAT and a water charge of £55.90), paid by direct debit.
Although the land is freehold the chalet is restricted in use by Planning Regulations and is only available for occupation from 1st. March to 15th. November each year.
The Estate Manager’s wife runs a limited range of services for owners, including a letting agency and sales service.
