Neaum Crag is roughly two and a half miles West of Ambleside, at the entrance to Langdale, set virtually central in the Lake District National Park. Well known as an area of outstanding natural beauty the countryside is very popular with climbers and ramblers. Ordnance Survey grid reference NY342038.

Set in eighteen and a half acres of mature Lakeland woodland the estate was developed to provide 'Alpine' style chalet lodges and holiday apartments. Each apartment owner has one share in the company Neaum Crag Court Ltd. Neaum Crag Court Ltd is the 'landlord' in the lease documents and each apartment is tenanted from that company to the individual owner on a 999-year lease. That company is responsible for the fabric and maintenance of the two apartment blocks, the adjacent grounds and car park areas. Neaum Crag Court levies a charge on apartment owners for the upkeep of these areas and for the building insurance of the two blocks.

Each apartment owner also has one share in the company Neaum Crag Ltd. which is run on a 'non-profit making' basis to maintain estate services water, foul drainage and the roads, street lights, and 'common' areas of the grounds. A transfer fee of £150 is levied to new owners. The company is run by the Estate Manager who reports to a Board of Directors, who are appointed at the company AGM usually held in November. The company levies a maintenance charge to each shareholder, at present £312.38 per quarter (this includes VAT and a water charge of £55.90), paid by direct debit. Neaum Crag Ltd. owns, runs and maintains the pool hall which has a family size swimming pool, changing rooms, sauna and separate laundry room. The Estate Manager’s wife runs a small shop at the pool building, open limited hours during the season. The pool hall and its facilities, except the laundry, are only open for the season, which runs from March 1st until November 15th each year.

Electricity is supplied to each apartment on 'white meter' from TXU Energi -ex Norweb and owners are responsible to them for their own consumption. As mentioned, mains water and foul drainage are provided by Neaum Crag Ltd. as are TV and FM aerial sockets in each apartment. Telephone lines are also installed but new owners need to contact a telephone company to be connected to the national network.

Although the apartments are available for occupation at any time of the year they were constructed under planning legislation as holiday accommodation and prospective purchasers should have their prime residence elsewhere.
